I started my career in real estate at a young age when I began working with my father, a VA appraiser and licensed Real Estate Broker. I became a licensed real estate agent in the early 1990’s and later went into the mortgage business as a mortgage processor and originator. In 2006 I came full circle back into helping buyers and sellers with their home needs. After working with families going through probate I realized this is a challenging process for families to go through and most of the time they feel overwhelmed and not sure where to begin, with a house full of stuff or a family member in need of transitioning in to assisted or skilled care. This is all on top of dealing with their day-to-day life.  I wanted to find a way to help beyond selling the house. and relieving some of that overwhelm.

Having a real estate license holds me to a higher standard. A real estate agent has a fiduciary responsibility to do what is right for their clients.  In order to serve the families who want help navigating through the probate process our team of professionals help families from the time they open a probate case, until it’s closed.  Our Pro-Bono services include:

1) Logistical support during the probate process.

2) A customized full-menu of real estate options, so you can choose the best solution for your situation; i.e. Fix it and Keep it, Clean/fix and rent it, Refinance it to pull equity out, Get a cash offer, Sell As-Is, Traditional list & sell, Sell with owner financing to create monthly income.

3) Coordinate removal of unwanted items from the home and property.

4) Coordinate cataloging, inventory, and estate liquidation of personal property.

5) Coordinate contractors and vendors.

6) Coordinate valuation services for specialty items, i.e. collectibles, guns, cars, etc.

7) Directing families to resources for loved ones that may need assistant living.

You are probably asking, how I get paid if I do all this coordination for free. My answer is, Not only am I the solutions team leader, Im also the team Real Estate Specialist and Certified Probate Expert. But you can see by the list above, about 95% of the services I provide are not revenue producing activities for me. For example, if I recommend a lawn service, you pay the lawn service directly. By law, as a Realtor, I cannot take a referral fee for non-real estate referrals. Its a conflict of interest.

The only time I get paid is if you choose me to either list and sell your property, or I purchase your property and put it in my income producing portfolio.  Everything else I do is to serve the families , which is why I also help families who do not have real estate in their probate case also. It is just the right thing to do.
